Unit sales

Your sale statement, in one click.

Each time a unit is sold, the manager must produce an état daté, a French sale statement that traditional managers charge up to €380 for. Kopro generates it from your accounts. Savings on the first sale can cover your Kopro subscription, depending on your plan.

Two documents, two purposes

A preliminary statement for the seller, a sale statement for completion.

Kopro covers both regulatory stages of selling a French condominium unit.

Preliminary sale statement

Provided at the preliminary sale agreement stage. The selling co-owner can generate it in the mobile app (Article L.721-2 of the French Building and Housing Code): current charges, amounts due, works reserve share and ongoing proceedings.

Sale statements

Prepared by the manager before completion. Its three sections (amounts owed by the seller, any claims held by the owners' association and amounts payable by the buyer) are prefilled from the accounts, ready for the notary.

Inside the module

Everything you need, without re-entering data.

One-click generation

From a unit's record, the manager generates the complete French sale statement (état daté): its three regulatory sections are prefilled from the condominium accounts.

Figures from your accounts

Seller's outstanding amounts, charges for the last two financial years allocated by ownership share, works reserve contributions and adjustments: calculated automatically.

Self-service preliminary statement

The selling co-owner creates their own preliminary sale statement in the mobile app (Article L.721-2 of the French Building and Housing Code) and gives it to the buyer or notary.

Compliance and traceability

Article 5 of Decree 67-223 and Article 10-1 of the 1965 French law. Each generated document is archived with a snapshot of the amounts, with access restricted to the relevant people.

Send to the notary

Print the document as a PDF and send it directly to the notary handling the sale, without re-entering data.

Minutes instead of days

No more back-and-forth or chasing: a document that took days is ready immediately, reflecting the latest payments.

A sale statement included with every sale.

Where a manager may charge up to €380 per sale statement, Kopro generates it at no additional cost. Try it free for 7 days, with no payment card required.
